How much does permanent lighting cost?
Short answer
It depends on the length and complexity of your roofline more than on anything else. Rather than publish a figure that would be wrong for most buildings, we walk yours and give you an exact number — free, with no obligation.
What drives the cost?
- Linear feet of roofline. The single biggest factor. More track and more LEDs means more material and more time on the building. This is why two houses of the same square footage can quote very differently — what matters is the perimeter you want lit, not the floor area.
- Storeys and access. A single-storey roofline is quicker and safer to work than a steep two-storey with limited ladder placement. Difficult access shows up as time, and time is most of the labour.
- How much you actually light. You do not have to outline everything. Plenty of buildings look better with the main front rooflines lit and the rest left alone, and that is a genuine lever on cost — we will tell you where the returns stop.
- Roofline complexity. Dormers, gables, returns and changes of direction each add cuts, corners and fixings. A simple rectangle is quick; an articulated roofline is not.
- Residential or commercial. Commercial buildings bring scheduling around trading hours, sometimes higher access requirements, and often a larger run. Those change the shape of the quote.
How do you compare it against paying someone every year?
The honest way to think about it is shape rather than total. Hiring a seasonal installer is a smaller number that repeats forever and rises with labour costs; a permanent system is a larger number once. Where the crossover falls depends on what you currently pay and how long you plan to stay in the building, so it is worth doing that arithmetic with your own figures rather than ours.
What is included in a quote?
The design pass, the track colour-matched to your trim, the LED runs, the controller, the install itself and the handover. If anything about your building would add cost, you hear about it at the quote rather than afterwards — that is the entire point of walking it first.

Why is there no price list on this page?
Because a number that is not yours is worse than no number. Roofline length, storeys, pitch, access and how much of the building you want lit change the answer enough that any single figure would be wrong for most people reading it. We would rather walk your building and give you a real one.
What makes one house cost more than another?
Mostly linear feet of roofline, then the number of storeys, then access. A long single-storey ranch and a compact two-storey with steep pitches can need very different amounts of work for a similar-looking result.
Is the quote free?
Yes, and there is no obligation attached to it.
Do you charge for the design?
The design pass is part of quoting the job, not a separate line item.
Is financing available?

Will the price change after you have seen the building?
